At Caldera Springs, a home isn't a retreat from Central Oregon — it's a front-row seat to it.

Tucked into the pines just south of Bend near Sunriver, Caldera Springs is built around water, forest, and the outdoors: spring-fed lakes, miles of trails, a family-friendly course at Caldera Links, and the Lake House and Forest House at the social heart of it all. It's less about being removed from everything and more about having everything a Central Oregon family loves right outside the door — winter and summer alike.

Sunrise Construction builds genuinely custom homes here, designed around how you'll actually use them: long lake days and ski weekends, a full house of family and friends, then an easy lock-and-leave when it's time to go. We build your ideas — not a stock plan — with our owner, Chris, personally involved from the first sketch to the final walk-through, working shoulder to shoulder with your architect and designer.

Building among the trees and lakes asks for a different touch than the open high desert: siting a home to keep the best pines and water views, designing for snow and sun through four seasons, and detailing for the indoor-outdoor life the community is made for. Because we build here, we plan for all of it early. Our most recent Caldera Springs home earned Best of Show at the 2025 COBA Tour of Homes, two more are under construction now, and we've carried other homes through the community's design review over the years — so the process holds no surprises. Why here

Why Build in Caldera Springs?

Some communities are about getting away from it all. Caldera Springs is about getting to it — the lakes, the forest, the golf, the trails, and the easy, four-season recreation that makes the Sunriver area one of the Pacific Northwest's great places to gather. For families, it's a basecamp: a home where the day starts with a paddle across the lake and ends around a fire with everyone under one roof.

Homesites here sit among ponderosa pines, along the water, or backing to open forest, and each one shapes the home that belongs on it. Orienting the house to the pines and the lake, protecting privacy between the trees, capturing the light, and framing the views toward Mt. Bachelor all change how the home feels once you're living in it.

Caldera is also built for a particular rhythm of ownership. Many homes here move easily between full-time living, long seasonal stays, and lock-and-leave weekends. That influences everything from durable, low-maintenance materials to floor plans that flex from a quiet couple's retreat to a house full of kids, grandkids, and guests without missing a beat.

Just as important is the balance of solitude and ease. Caldera sits right alongside Sunriver, so the Village, resort recreation, and a real sense of community are close — yet the homesites themselves stay private and wooded. And Bend is only about fifteen minutes north: near enough for dinner or an appointment, far enough that you're still living in the forest rather than in town.

The best Caldera Springs homes aren't the biggest ones. They're the ones that sit naturally among the trees, open generously to the water and the sky, and make it effortless to live the way people come to Central Oregon to live — outside, together, in every season.

Finding the right homesite

In the forest, the lot is the first design decision.

At Caldera Springs, choosing the right homesite is where a great home begins. Whether you're already working with a Realtor, weighing Wild Pine against Preservation, or just starting to look, Sunrise is happy to collaborate with your real estate professional and walk a lot with you before you purchase.

A wooded or lakeside lot rewards early builder involvement. We look at which trees can be kept, how light moves through the canopy across the seasons, where privacy and water views are strongest, and how snow, drainage, and access will shape both construction and everyday life.

Trees, light & privacy

Which pines to preserve, where morning and winter light reach the home, and how the trees themselves create privacy from neighbors and the path.

Water, golf & orientation

A lake or stream edge, golf frontage, or a trail at the property line — each changes how the home should sit, and where the outdoor rooms belong.

Snow & the long view

Access and grading for the snow season, roof and drainage planning, and framing the forest and Cascade views you'll live with for decades.

Building within Caldera

Built for the forest, the water, and four full seasons.

Building in the trees

We protect the keeper trees through construction, tread lightly on root zones, and detail the home in warm Northwest timber and stone so it settles into the forest instead of clearing it.

Made for snow & sun

Roof forms and structure planned for real snow load, covered outdoor rooms for shoulder-season living, and glazing placed to catch the low winter light and frame the water and pines.

Design review, understood

Caldera Springs holds thoughtful standards for its wooded and lakeside homesites. We know what the community expects and design with it in mind from the start, so review moves smoothly and nothing gets redrawn.

Why Sunrise

Built on Experience. Chosen by Reputation.

Sunrise Construction is an approved builder within Caldera Springs. Our most recent home in the community earned Best of Show at the 2025 COBA Tour of Homes, and two more are under construction there now. We've also carried other Caldera homes through the community's design review over the years — a depth of experience with the site conditions, the standards, and the planning it takes to build well among the trees that goes well beyond any single project.

Recognition is gratifying, but the endorsement we value most comes from the homeowners, architects, and designers who send the next family our way. Across more than 25 years in Central Oregon, our reputation has been built one relationship at a time — because every project is a chance to earn lasting trust, not simply finish another house.

We believe every homeowner should be free to choose the builder who fits their vision. When people choose Sunrise, we treat it as a privilege — and we build like it, from the first conversation through the years of care that follow.

Our history at Caldera Springs

Quietly, and with real depth.

Our most recent Caldera home earned Best of Show, and two more are under construction — but the fuller story is the work you don't see on a tour. Over the years we've designed for these forested and lakeside lots, carried homes through the community's design review, and learned how a house should meet the snow, the light, and the trees here.

Some of that work stays private at our owners' request; some is simply awaiting photography, and we add it here as it becomes available. That accumulated experience — more than any single home — is what a builder's history in a community really looks like.

Central Oregon climate

Sunshine, low humidity, and four real seasons.

Central Oregon is widely known for its abundant sunshine, low humidity, cool evenings, and four distinct seasons. The region is often described as receiving roughly 300 days of sunshine each year — and in the pines at Caldera Springs those seasons are vivid, from long summer light on the lakes to real winter snow in the forest. It's a place where paddling, hiking, golf, and skiing can all belong to the same calendar. Visit Central Oregon ↗

Good questions

Frequently asked questions.

Can anyone build a custom home in Caldera Springs?

Yes. Homesite owners choose the builder that fits their project, as long as the home meets the community's design guidelines and new-construction requirements. Because Caldera's forested, lakeside sites and four-season climate ask a lot of a home, working with a builder who has built here helps the process move smoothly.

Are you an approved builder in Caldera Springs?

Yes. Sunrise Construction is an approved builder within Caldera Springs. Our most recent home in the community earned Best of Show at the 2025 COBA Tour of Homes, and we currently have two more under construction. Beyond those, we've guided a number of Caldera homes through the community's design review over the years, so we know the process and its standards inside and out — and we plan for both from the first conversation.

How do you protect the trees during construction?

Tree preservation shapes the whole project. We identify the trees worth keeping early, site the home to work with them rather than against them, and plan access, staging, and grading to protect root zones through construction. Coordinating with the community's tree-protection standards from the start is what keeps a Caldera home feeling like it grew out of the forest.

When should I involve Sunrise Construction?

Earlier than most people expect. Bringing us in before the plans are finalized lets us help evaluate the homesite, coordinate with your architect and designer, understand real construction costs, and find opportunities to improve the design — while avoiding expensive revisions later.

Can you build a home designed for both full-time and vacation use?

Absolutely. Many Caldera Springs homes balance everyday living with easy, lock-and-leave getaways. We design for that rhythm — durable, low-maintenance details, spaces that flex from a quiet couple's retreat to a full house of family and guests, and a home that's simple to close up and return to.

Do I have to use your architect or interior designer?

No. Some clients already have an architect, interior designer, or completed plans, while others are starting from the very beginning. Sunrise is flexible enough to meet you wherever you are in the process.

If you're assembling your team, we'll recommend architects whose design philosophy, communication style, and personality are the right fit for your project—not simply the same architect for every home. We believe the relationship between homeowner and architect is just as important as the plans themselves.

One of Sunrise Construction's unique advantages is our in-house interior design team through Sunrise Interiors. Because interior design and construction work together from the beginning, selections, lighting, cabinetry, finishes, budgets, and construction details are coordinated early, creating a smoother building experience and a more cohesive home.

What if I already have plans or an architect?

That's perfectly fine. We regularly build homes designed by architects selected by our clients and are equally comfortable joining projects that already have completed construction documents.

Our role is to become a collaborative member of your team—working closely with your architect, interior designer, engineers, consultants, and trades to help move the project from drawings to a beautifully built home.

Whether your plans are just beginning or already permit-ready, Sunrise adapts to your process rather than asking you to adapt to ours.

What architectural styles work best at Caldera Springs?

Homes that belong among the pines and lakes — Northwest contemporary, mountain modern, and warm, timber-and-stone designs that open to the forest and the water. The most successful homes here frame the natural setting, handle snow and sun gracefully, and live comfortably in every season.

How close is Caldera Springs to Sunriver and Bend?

Caldera Springs sits directly alongside Sunriver, with the Village at Sunriver, resort recreation, and miles of paved bike paths just beyond the trees. Bend is about fifteen miles north, and Mt. Bachelor and the Cascade Lakes are a short drive west.

Do you only build at Caldera Springs?

No. Sunrise Construction builds throughout Central Oregon, including Brasada Ranch, Juniper Preserve, and Bend. Caldera Springs is one of several communities where we've had the privilege to build.
